What you're buying
House Tiebreaker is a human-delivered, data-driven comparison report for up to three shortlisted properties in England & Wales. You send us your listing links and what matters to you; we send a PDF verdict to your email within 72 hours of your order.
What it is not
Independent decision support. Not a RICS survey, valuation, or financial advice.
If you need the physical condition of a building inspected, commission a RICS-registered professional. If you need a mortgage or investment recommendation, speak to an FCA-regulated adviser.
Price and payment
£99 GBP (founding price, normally £149), paid in full at checkout. The price covers up to three properties in one report.
Your 14-day cancellation right
As a UK consumer buying online, you normally have 14 days to cancel. Because we start research as soon as you order, we ask you to tick a box confirming you want work to start immediately and that you accept you lose the 14-day cancellation right once the report has been delivered.
Before delivery, you can cancel at any time for a full refund. Just email admin@housetiebreaker.com.
Money-back guarantee
If the delivered report isn't useful to you, email us within 14 days of delivery and we refund 100% of what you paid. No questions asked. The guarantee can be used once per customer, and once per property shortlist or tenancy. We may decline a refund where we reasonably believe the guarantee is being abused — for example, repeated orders refunded in succession. This guarantee sits on top of your statutory rights and is not affected by the cancellation waiver above.
Accuracy and sources
Every figure in the report is attributed to its source (HM Land Registry, Environment Agency, Police.uk, the EPC Register, ONS and other official open data). Public data can be incomplete or out of date, and scenario ranges are illustrative projections with stated assumptions — not predictions. The final decision, and responsibility for it, is yours.
Rental verdicts
We also produce rental verdicts for renters: comparing two or three rentals, or reviewing a renewal or proposed rent increase. The same terms apply — £99 GBP paid in full at checkout, England & Wales only, the same money-back guarantee and the same cancellation waiver — except that a rental verdict is delivered to your email within 48 hours of your order.
A rental verdict is independent decision support built from official published data. It is not legal advice. You may use it as supporting evidence in a negotiation or a First-tier Tribunal application, but for advice on your legal position speak to a housing adviser or solicitor. We never contact your landlord or letting agent.
